The Moorgreen Industrial Park
Moorgreen is an extensive 250,000 sq ft estate of over 60 units ranging from 800-10,000 sq ft. NG have advised the owners for almost 20 years .We have a proactive role in developing asset management strategies and property management programmes as well as handling the letting of all vacant units. We have transformed the estate into a highly sought after business location, and have championed the demolition and redevelopment of older stock to be replaced with brand new starter units. The next phase of the Moorgreen evolution is due to begin later this year.
Weldon Road Industrial Estate, Loughborough
Weldon is circa 66,000 sq ft arranged in 10 units. Originally NG were introduced in 2012 by the then owners to turn the estate around as it was suffering from an unacceptably high void rate. Such was our success that in a year we completed the job and sold the estate to the current owners, who retained NG as sole agents. Since then, NG has worked hard to ensure a 100% occupancy level has been maintained. We also work closely with the owners on both asset and property management issues before they become problems.
The Swingbridge Trading Estate, Loughborough
An old NG favourite; we have worked with Swingbridge’s different owners for almost 20 years now. The estate comprises 73,625 sq ft arranged in 5 terraces to provide 24 individual units. As a result of disposals in 2014, NG has driven occupancy back up to 100% with a waiting list for vacant units! At Swingbridge NG works alongside an experienced team of asset and property managers to our client’s benefit.
The Alfreton Trading Estate
Another NG favourite. Having had an active role on the estate since 2002, it’s another development we know inside out. Totalling 165,000 sq ft in 14 units, the Alfreton Trading Estate is well located and, with NG’s help, now highly regarded. By working closely with the owners and their experienced management team, NG has always ensured that we are ahead of events in terms of marketing units on the estate. The last letting was achieved with only a 6 week gap between the former tenant’s departure and the incoming tenant’s commitment. A great result all round.
Robin Hood Industrial Estate, Nottingham
This is a small city centre estate of some 59,000 sq ft in 16 units, but part of a far larger portfolio. NG were brought in to troubleshoot the estate as occupancy rates were struggling to rise above 65%. Within 18 months of being instructed, we were instrumental in getting it back to 100% full – with rental growth to boot.
Waldron Court, Loughborough
NG had an involvement on this one before it was built! Originally a haulage yard it was built in 1998 by a local developer. NG were integral in the project’s success in guiding the scale of the development as well as its configuration and specification. It now offers 16,500 sq ft in 7 units. Rents here consistently out strip those elsewhere in Loughborough and in the larger surrounding cities. 100% occupancy has been maintained throughout the recent recession.
Eldon Road, Attenborough, Nottingham
Eldon Road totals 122,000 sq ft in 11 units, and NG has worked with the owners since 2002. As well as hitting 100% occupancy rates in the industrial sector of the site, NG championed the redevelopment of part of the site to offer campus-style, high quality offices of between 2-4,000 sq ft. These were all then either sold to owner occupiers or investors, resulting in another 100% success. NG is now working with the owners on the next exciting phase of Eldon’s redevelopment.
