  1. NG Wraps up Four November Office Letting Deals in Nottingham

    NG Chartered Surveyors is celebrating a stellar November after completing four office disposals within Nottingham in quick succession.

    Henry Henson, surveyor at NG, completed the deals in the space of just four weeks. He wrapped up the letting of the 2,600 sq ft Regent House in Nottingham to care providers for the elderly, Nationwide Care Services which relocated due to outgrowing its previous premises

    Meanwhile, Lifeline Project, an organisation involved with rehabilitating drug and alcohol abusers, has taken 1,200 sq ft at 2 Russell Place in Nottingham city centre.

    The third office letting deal was to let the 1,500 sq ft 2nd Floor at Goeland House in Daybrook, Nottingham to Agincare UK – another care company which is expanding. Agincare was the existing tenants in the building and was looking to grow its Nottingham operations.

    Finally, Henry acted on a deal that saw 843 sq ft at 48 Wollaton Rd in Beeston, Nottingham sold to RJH Conversion Specialists, the building contractor which specialises in loft and garage extensions, which was looking for new headquarters.

    Speaking about the deals, Henry said: “NG is quickly becoming the agency of choice for landlord’s looking to dispose of their office stock.

    “We’re at the sharp end of the market and we see confidence within the office sector slowly picking up – this is perfectly highlighted by the four deals we secured for our clients within a relatively short time frame.”

    Henry added: “Our advice to landlords is this: pricing properties sensibly from the outset helps both with enquiry levels and the timeframe in which the property will remain on the market. It is vital from an agent’s prospective to make sure that the client’s expectations are carefully managed. We believe we do that time after time.

    “We’d urge anyone with office stock they wish to dispose of to contact us immediately.”

  2. Nursery Property Deal is Child’s Play for NG

    Henry Henson from NG Chartered Surveyors has sold Marian House, a 4,422 sq ft  hybrid office property located on Carlton Road on behalf of client Hills Steadfast Industries.

    Nottingham City Council has bought the property as part of a relocation strategy for one of its existing tenants, Learning Works for Children Limited, which is nursery group.

    The sale was subject to a change of use from a taxi rank office use to D1 Nursery use.

    The property occupiers a prominent position on Carlton Road, approximately 2.5 miles to the north-east of Nottingham City Centre in the district of Carlton, and close to the National Ice Arena. Carlton Road runs parallel with Daleside Road, which in turn provides convenient access to Nottingham’s Loop Road.

    Henry Henson said: “We’re delighted to seal this deal, in conjunction with joint agent David Williams at Ramsdens. We’re sure Learning Works for Children will be very happy in their new home, and wish them all the best for the future.”

  3. NG Answers Call to Sell Briden House

    NG Chartered Surveyors has taken advantage of an upturn in the civil engineering industry to successfully sell a high quality industrial unit in Ilkeston.

    Acting on behalf of landlord Namulas Pension Trustees, Henry Henson, surveyor at NG, has sold the 6,421 sq ft Briden House on Condor Road to Phoenix Network Communications.

    Phoenix Network Communications are an experienced building services company, and have bought Briden House after outgrowing their existing premises, also on the Quarry Hill Industrial Estate

    Henry says: “Briden House was previously occupied by Briden Print, which contacted NG Chartered Surveyors as it had decided to move away from print production to sales.

    “This resulted in the property becoming surplus to their requirements, as the alteration of their business model meant that they no longer required the warehouse accommodation for production purposes.

    “After hearing about NG’s reputation for turning around quick deals, the landlord contacted us to act of their behalf on the sale. Briden House was perfect for Phoenix and is the perfect solution for their needs. We’re pleased to say the deal went very quickly and extremely smoothly for our client, and we wish Phoenix all the best in their new home.

    “This deal just goes to show that the civil engineering industry is reacting positively to the economic upturn. We’d urge any other companies in the sector to contact us with their requirements.

    The owner of Phoenix has since contacted NG Chartered Surveyors to act on their behalf in the disposal of their former unit, having been so impressed by their services.

    Landlord Ian Briden says: “NG were recommended to us by one of our contacts, and they didn’t let us down. NG worked really hard to find a buyer and were supportive throughout the sale. We’re very happy to complete the deal.”

     

  4. Igloo enjoys warmth of growing market

    NG Chartered Surveyors has sold a prime city site to the Igloo Backpackers Hostel to expand its operations in Nottingham.

    Jonathon Seddon, director at NG, has sold 106 Mansfield Road to Igloo in an off-market deal that will see the company expand after outgrowing its existing premises at 110 Mansfield Road.

    Igloo is celebrating its 20th anniversary this year and has recently been awarded the Trip Advisor Certificate of Exellence (2013) as well as the Hostelbookers Best Staff Award (Aug 2012). Its sister hostel, The Annexe, was also runner-up in the Best New Venture category at the Nottingham Stars Awards 2011.

    The owner of Igloo, Bettina Kristiansen, said: “We’ve had some very successful years and have now outgrown our shell.

    “Well run hostels now have great homely and clean facilities, good security and offer the opportunity to self-cater and be part of a social environment.

    “Boutique style hostels are popping up all over the world in central locations, and offer intimate unique affordable stays with heavy emphasis on cutting-edge design and focus on highly personalised service.”

    Bettina, who grew up in scenic Denmark, arrived in Nottingham carrying her house on her back, and is an experienced backpacker.

    She adds: “I have always had a bit of a love/hate relationship with Nottingham, but of all /the corners and pockets of the world I’ve been lucky enough to see and experience, something always brings me back here.

    “Currently, Nottingham is an incredibly interesting place to be. Individuality, personality and passionate creatives are popping up and exciting independent trade is back in town.”

  5. Henry’s on the Up at NG

    One of the fastest-rising stars of the East Midlands commercial property scene is set to take the next stage in his career with NG Chartered Surveyors.

    Henry Henson, who joined NG in 2012, will step up to Associate Director at just 25 on 1st January 2015. A meteoric rise has seen Henry rise through the ranks from graduate surveyor to Associate Director during some of the toughest times the commercial property market has ever seen.

    Henry graduated from Nottingham Trent University in 2011 having gained a BSc (Hons) degree in Property Investment and Finance before going on to work at a small surveying firm in Milton Keynes and Northampton specialising in the retail and leisure sector. He moved back to Nottingham in 2012 to start working for NG and completed his Assessment of Professional Competence in 2014, which allowed him to become a member of the Royal Institute of Chartered Surveyors (RICS).

    Henry then took up the role of General Practice Surveyor working in the close-knit agency department at NG, working with a host of wealthy individuals, pension funds and large national companies.

    Speaking about his promotion, Henry said: “I’m absolutely delighted to be promoted to Associate Director at such a well-respected company as NG. I’ve only ever worked within a recession and hopefully this means that by working hard in a poor market and managing to be successful, it will prepare me well now that the market is slowly picking back up.

    “I can’t praise my colleagues highly enough for helping me to this promotion. NG is a company that nurtures and raises its own talent and I’d like to specifically thank Sunny Landa, whose footsteps I have followed in, and who has been a tremendous help during my career so far at NG.”

    Richard Brown, Managing Director at NG, added: “To become Associate Director at just 25 shows just how driven and committed Henry is. He has successfully split his time between the Agency and Professional Department, adding a dynamic and proactive approach to the team.

    “We’re incredibly lucky to have him on board at NG and we’re sure he’ll go from strength to strength in his new role, helping landlords, tenants and investors across the East Midlands.”

    Alongside his role at NG, Henry is a committee member for RICS Matrics East Midlands Region, helping to encourage networking and support for the surveying profession in the region. He also recently assisted on the RICS stand at the Nottingham Trent University careers fair to offer support and advice to both undergraduates and post graduates, studying RICS accredited courses.

    Henry has also been appointed a committee member for the Nottingham Professional Services – a new organisation that is looking to promote the professional services sector in Nottingham. He will lead an effort to promote young talent in the sector into 2015.

     

     

  6. Carlton Mill Sold to Residential Developer

    NG Chartered Surveyors has completed the sale of Carlton Mill in Nottingham.

    Henry Henson at NG Chartered Surveyors acted for the Vendor who owns a company creating bespoke high end furniture at the premises, but was looking to downsize his office and factory space.

    Carton Mill is a three storey brick built former mill building with planning consent which was granted in 2004 for 3 one bedroom flats and 8 two bedroomed flats with an adjacent three bedroom townhouse.

    Henry said: “Interest for the property was extremely high which was predominately from investors and developers. We received numerous offers and proposals but by understanding the client’s objectives, we were able to tailor a deal to best suit their requirements and help factor in a suitable time frame for their relocation.”

    The purchaser, Aldred Property Management, will now be carrying out the redevelopment of the property themselves.

    Andrew Aldred said: “We bought Carlton Mill as part of a long-term investment strategy.

    “The building came with the benefit of planning in place, so the Works that had been started, a residential conversion, will be completed.

    “Henry was professional, reliable, responsive, pragmatic and straightforward throughout the deal process.”
