Learning Pool Ltd, a Northern Irish-based company, couldn’t identify a suitable office space in Nottingham, following the acquisition of a local company based in substandard accommodation.
Initially, the client phoned NG to see if we had any characterful Period office buildings in the city centre. As the conversation progressed, it became apparent that their brief was very specific. However, not being one to shirk a challenge, NG Director Jonathon Seddon suggested that he may be able to identify and secure something for them.
Utilising local knowledge, Jonathon Seddon was aware of a nightclub situated in The Birkin Building on The Broadway in the Lace Market that had recently closed down. Having contacted the owner and initially inspected it via the torch on an iPhone, he saw its potential as an office, as it boasted spades full of character. He negotiated a specification for the refurbishment and agreed terms to rent the space upon completion of the works.
Jonathon also ensured that economies of scale were achieved by introducing both the landlord and tenant to a fit-out contractor who could undertake both the landlord’s refurbishment and the tenant’s fit out simultaneously; a move that also saved considerable time for both parties.
Our clients secured the 6,000 sq.ft office they needed, on a lease drawn upon terms that they were happy with, and are now happily working from one of the most distinctive offices in the city. The refurbishment retained one of the club’s bars – albeit sadly repurposed as a coffee bar – and the DJ booth now houses the photocopier.
