When a growing electronics firm relocated to their new offices at Castle Marina, they instructed Richard Brown of NG Chartered Surveyors to advise in respect of dilapidations at their former offices at Abbeyfield Road, Lenton.
The building, which Ramtech Electronics Ltd had as offices and workshop, was initially assessed for dilapidations by Richard Brown, and was later confirmed by a landlord’s Schedule of Dilapidations.
As Ramtech had time before lease end, Richard recommended they carry out the works, which primarily comprised stripping out of tenant’s fixtures and fittings, minor repairs, re-carpeting and redecorations.
Using Ramtech’s own contractor, the works were carried out on time and on budget and showing a substantial saving on the landlord’s proposed costs.
The landlord’s original claim of £105,000 for works and fees was slashed to an eventual cost to Ramtech of £31,000, saving £74,000, a reduction of 70%.
