Wheatleys Business Park is a multi-let freehold industrial estate owned by the Wheatley family in Kirkby-in-Ashfield, Nottinghamshire. The business park consists of a mixed commercial portfolio, predominantly industrial units, some retail units and offices.
The main commercial element is an 11-unit former builder’s yard which was originally built in the 1950s for the family building company. There is a total of 11 businesses on Wheatleys Business Park ranging from small one-man-bands to a logistics company, Breedon and, more recently, Starsleeper which arrange tour buses for the likes of Nelly and Justin Bieber
When NG Chartered Surveyors took on the management of Wheatleys Business Park in 2014, the client was managing it. There were a number of void buildings which were incurring a substantial cost to our client, and a number of tenants were behind on their rent.
Since NG was appointed to manage the estate:
- Rents are up to date
- Rents have risen
- There are no void premises on the estate
- A proper estate strategy has been implemented
NG has been able to attract a higher profile of tenant to Wheatley Business Park simply by adopting a more professional approach to the property management of the site and through promoting the fact that the area is up-and-coming with the likes of Farmfoods and Tesco Express investing in the immediate vicinity.
We provide strategic advice to ensure lease events are carefully managed and the dilapidations process is bulletproof so the buildings are as well looked after as possible. Recently at a management meeting one Wheatley family member said:
“We’ve never had so much money in our account!”
We think it sums up our approach nicely. NG’s reputation as turnaround specialists is neatly illustrated on the Eldon Road Trading Estate and Business Park.
